TSE live Inc. proudly brings back the biggest summer party in Cebu, “Summer Sunscream“. For the past 6 years, we have been successfully staging this event in different resorts in Cebu and the islands with an average crowd ranging from eight thousand (8,000) to ten thousand (10,000). The biggest crowd we had been thirteen thousand (13,000), whis was in 2011. Summer Sunscream boast of top tier talents in the international and local scenes. We have club deejays, bands, models, actresses and actors providing the ultimate summer ender entertainment year after year.

Now, on it’s seventh year we would like to stage an even bigger Summer Sunscream for 2014, the Electronic Music Festival featuring:

Summer Sunscream 2014 the Electronic Music Festival features two stages for the ultimate music and festival experience.

The venue (Danao Coco Palms Resort in Danao City, Cebu) will have a festival feel because of its themed set-up and design.

Summer Sunscream 2014 is presented to you by Ipanema. Produced and directed by TSE Live Inc.

According to CBRE Philippines, Manila leads the country office market with 97% full occupancy rates all throughout Central Business Districts (CBD) in Q1 of 2013.

Along with Bangkok, Taipei, and Tokyo, Manila is among the locations where rental growth is boosting in terms of office rent market.

In a conference last Wednesday, CBRE CEO Rick Santos said that from the recorded 3.43% in the Q4 of 2012, high investor confidence has lead the vacancy levels to float at an all-time low of 3.21% in Metro Manila in the middle of the economic growth, credit upgrades, cost-effective rates, the flow of expanding multinationals and manufacturers, and the expatriates moving from renting to buying properties.

Mixed with the result of anti-speculation taxes, stricter rules, and sky-rocketing property costs in saturated markets like in China, Hong Kong and Singapore, more property investments are expected to increase Philippine real estate developers, as mentioned by CBRE vice-chairman and global corporate services chief Joey Radovan in the same conference.

The Philippines remained to be among the most cost-effective and attractive (due to the young and talented labor force) destinations for BPOs and real estate investors in Asia in spite of the challenge posed by a strong peso according to Radovan.

The City of Makati remains to be the Philippine’s top CBD as it presents the highest quality Grade A and high quality office structures available in the market, said Radovan. Makati City greatly increased from the expansion of multinational corporations, with the CBD’s vacancy rating decreasing to 5.07% in the Q1 from 5.45% tallied in the previous quarter.

Decreasing office space vacancy put an increase pressure on rent, pushing average asking lease rate up to P890.27 per square meter a month for the Q1 of 2013.

Radovan said that the vacancy rates in places like Bonifacio Global City (BGC), Ortigas, Alabang and Quezon City decrease below 5% in the Q1, profiting from the tightening of supply and increasing rates in Makati CBD.

Research from CBRE also presents that the increase of hiring for BPO full-time employees was the highest in BGC, Muntinlupa and Quezon City.

The Transition

The change started after the Holy Week (particularly on March 31, Easter Sunday). True, they came back but not mentioning “Killerbee 92.3” but instead “92.3“. Yeah, there were DJs adlibing, the advertisements and all. Just no “Killerbee”. Few days before April 26, 92.3 aired an official statement quoting:

We wanted a perfect ending. And the perfect time is about to come. Pretty soon, we will take our last deep breath. A very sad moment for all of us here. But please know that even though we haven’t met all of you, we love you. Even though we didn’t get to shake your hands, we feel connected to you. The hardest part of this is letting go. But we believe that starting over again will be very easy. It’s just important for us to say farewell and move on because we have to. Don’t be sad because it’s the end of our journey. Be happy cause it might just be the start of a new beginning. Thank you for making us a part of your youth. For that, we will always be in love with you. Until next time.

And there was silence for two days (April 27-28, 2013). Technically, you can hear the static.

This transition doesn’t apply only to Cebu but also to the other stations affiliated by Quest Broadcasting Inc.

The Big Reveal and the Lift-off Party

And then April 29, 2013 came, the day of the big reveal. It’s now MAGIC 92.3. Last April 30, 2013, the radio station just organized a press night and lift-off party at the Formo Restaurant and Lounge to officially announce the newest radio station in Cebu. The party was graced by the media, their clients, the staff and crew of the station and some friends.

After the press conference, the lift-off party commenced and the beats were mixed by J. Stone, guest DJs Karl Chua and DJ Toni Monjo of Ibiza Beach Club (Movenpick Hotel in Mactan).

On Radio Programming

Magic 92.3 still retain their format, CHR, Top 40, and Talk Radio.  The station’s program director J. Stone said that there are programs have been added and some were removed from Killerbee’s previous programming. On Demand, Local Vocal (renamed from Local Brew), Magic Friday Madness (renamed rom Bee Friday Madness) and Boys Night Out (with Slick Rick, Tony Toni and Sam YG, live feed from Magic 89.9 in Manila) were among the programs retained in the programming. New programs include The Breakfast Club (Mondays-Thursdays 6-9AM), The Big Meal (Mondays-Thursdays from 12nn-3PM with Cj The DJ and Riki Flo, live feed from Magic 89.9 in Manila), Pop Stop and Top 5 @ 5 (Mondays-Wednesdays from 3-6PM), Happy Ending (Mondays-Thursdays from 10PM-1AM). Joining in from the program line up is Ryan Seacrest hosting for the America Top 40 every Thursdays from 3-7PM (with replays on Sundays from 2-6PM).

Gimmicks and Surprises

As per tradition, station manager Ho Sein said that they will be sending another lucky person for him/her to watch the F1 Race live in Singapore. They will also organize parties around the Metro, and of course, give away prizes from their sponsors and clients.
